BOROUGH COUNCIL LOCAL LAND CHARGES
Guildford Borough Council's Local Land Charges Section is committed to providing an accurate Local Authority Search on a property within 10 working days, with an average turnaround of 3-5 working days.
A search is required when buying a property to ensure that buyers are fully informed of the various Local Land Charges or restrictions, which may affect the land concerned. Searches of the register of Local Land charges are conducted by dispatch to the Section of Form LLC1, the application for an Official Search of the Register. The purchaser or his Solicitor when lodging an application will normally send with it Form Con.29, Enquiries of Local Authority. This form contains Enquiries designed to reveal to an intending purchaser in formation about the property to be purchased.
During the year 200/2001, 96% of searches went out within 10 working days with 78% of them within 5 working days. Please contact the Section if you have not received a reply to your request within 5 working days. We will then investigate the cause and try to expedite it for you.

PLANS
Generally if a plan is required for all Searches, especially if extra enquiries are asked which have to be sent to Highways Information at Surrey County Council. However if you do not have a plan please telephone us to see if the Search can be made without one.
CUSTOMER SATISFACTION SURVEY
A Customer Satisfaction Survey was carried out in 2000 as part of the Local Land Charges Best Value Review.
Of the replies received back 100% of Solicitors were satisfied with the overall service they received.
91% thought that the staff in the Local Land Charges section were helpful.
90.9% thought that information was supplied promptly and accurately.
63.6% were satisfied with the turnaround time. In addition a further 36.4% were satisfied with the turnaround time but thought that occasionally a quicker response would be useful.
100% replied that our search replies were clear and well laid out.

The Section is open Monday to Thursday 8.30qm to 5.00pm and 8.30am to 4.30pm on Friday.
Personal Searches may also be carried out during these times by appointment.
